Commercial roofing is judged on disruption more than on materials. The membrane matters, but what your facilities lead remembers is whether the car park was blocked, whether the shop floor got wet, and whether the roof was open when the afternoon storm arrived.

So we phase the work. Only as much roof comes up as the crew can make watertight before the end of the shift, staging is agreed with your operations lead before we mobilise, and where a building cannot lose access during trading hours we work nights and weekends — priced into the quote up front rather than negotiated on day two.

We handle TPO and modified bitumen replacement, silicone restoration where the existing system is sound, planned maintenance programmes, and emergency response for tenants. Certificates of insurance are issued to your GC or property manager before mobilisation, not chased afterwards.

Phased, watertight daily

Only what can be closed in that shift is opened, with a weather call made every morning.

Out-of-hours crews

Nights and weekends where trading hours cannot be interrupted, quoted up front.

Moisture survey first

Core cuts or scanning before quoting, so wet insulation is found before it is covered rather than after.

Full warranty documentation

Manufacturer NDL warranty where specified, plus an O&M pack and a marked-up roof plan.

Planned maintenance

Scheduled inspections, drain clearing and seam checks — the cheapest thing on any commercial roof budget.

    Site walk with operations

    Access, trading hours, deliveries, roof traffic and anything that cannot be blocked, all recorded before we price.

    Survey and scope

    Moisture survey, deck assessment, itemised scope and a phasing plan with dates.

    Mobilise with documentation

    COIs issued, permits filed, staging and laydown agreed and signposted.

  4. 4

    Install, test, hand over

    Seams probe-tested, roof plan marked up, warranty and O&M pack issued to your team.

Questions on this one

Can you work outside business hours?

Yes, and on most occupied buildings we prefer to. It is safer, faster and it keeps your operation running. It carries a premium and that premium is in the quote from the start.

Do you offer maintenance contracts?

Yes — typically two inspections a year plus post-storm checks, with drains cleared, seams probed and penetrations resealed. On a commercial membrane roof it is the difference between a twenty-year roof and a twelve-year one.

Can you restore instead of replace?

Where the membrane is sound, dry and well adhered, a silicone restoration is legitimate and much cheaper, and it usually carries its own manufacturer warranty. Over wet insulation it is a waste of money and we will show you the core samples rather than argue about it.
