Two different documents get confused constantly. A roof condition inspection tells you and your insurer what shape the roof is in and how much life is left. A wind mitigation inspection records specific construction features — roof covering and its approval, deck attachment, roof-to-wall connection, roof geometry, secondary water barrier and opening protection — and it is what earns premium credits.
In Lee County right now the first one is often what stands between a homeowner and a non-renewal. Carriers write to people about roof age rather than roof condition, and a dated photo report showing sound covering, intact flashings and remaining life will frequently hold the policy. Sometimes it will not, and we will tell you when we think that is the case rather than selling you a report that will not work.
We inspect free, on the roof and in the attic, with a drone where access or pitch makes walking it unsafe. You get the photographs and the report whether or not you ever hire us, because a report that only exists if you buy a roof is not an inspection, it is a sales call.

Is the inspection really free?
Yes, including the photo report. A standalone wind mitigation form on a roof we did not install carries a small fee because it requires specific verification photographs and a signature — on any roof we build it is included.
Will an inspection stop my insurer dropping me?
Sometimes. Carriers non-renewing on roof age will often accept a dated report showing sound condition and remaining life. It is not guaranteed and we will not pretend otherwise — but it costs you nothing to try and it is far cheaper than the alternative.
How much does wind mitigation actually save?
It varies by carrier and by what your roof scores, but several hundred dollars a year is common in Lee County and over a thousand is not unusual where the roof has a documented secondary water barrier and a good deck attachment. It is a one-off inspection against an annual saving.
